Surveying Terms & Conditions
1. Purpose of Services
Boatman Engineering, LLC provides professional land surveying services including boundary surveys, lot splits, topographic surveys, construction staking, CCR preparation, and related deliverables. All services are performed according to accepted surveying standards in the State of Oklahoma.
2. Scope of Work
The scope for each project is defined in the written proposal you receive by email. Only the items listed in the proposal are included. Any additional work—such as extra monuments, revised layouts, additional staking, or expanded mapping—requires written approval and may affect the fee.
3. Client Responsibilities
You agree to provide:

Accurate contact information

Access to the property

Any available deeds, plats, sketches, or legal descriptions

Notice of any known boundary issues, disputes, or encroachments
You also agree to notify us of locked gates, livestock, hazards, or access limitations before scheduling.
4. Scheduling & Field Conditions
Field scheduling depends on weather, access, and crew availability. Rain, flooding, construction activity, or inaccessible monuments may delay work. We will communicate scheduling updates by email.
5. Monuments & Evidence
Existing monuments may be disturbed, buried, or missing. Recovery of monuments is performed using standard professional methods, but not all monuments can be located. If additional search time or replacement monuments are required, they may be billed as additional services.
6. Deliverables
Deliverables are listed in your proposal and may include:

Large format printing
Deliverables are sent to the email you provide unless otherwise agreed.
7. Communication & Invoicing
Email is the primary communication method. All proposals, notices to proceed, and invoices are sent to the email you provide through the website form. You agree to monitor that email for project communication.
8. Fees & Payment
Fees are based on the lump‑sum proposal unless additional services are approved. Invoices are due upon receipt unless otherwise stated. Late payments may result in paused scheduling or delayed deliverables.
9. Changes to Scope
If the requested layout changes after work begins, or if additional monuments, acreage, or staking are required, a revised fee may be issued. Changes must be approved in writing before additional work is performed.
10. Liability & Limitations
Surveying is based on professional judgment using available evidence. Boatman Engineering, LLC is not responsible for:

Hidden or inaccessible monuments

Errors in deeds or legal descriptions provided by others

Construction performed without proper staking

Changes made after deliverables are issued
Liability is limited to the fee paid for the specific project.
11. Ownership of CAD & Digital Files
CAD files are provided only if listed in the proposal. They remain the property of Boatman Engineering, LLC unless otherwise agreed.
12. Notice to Proceed
Work begins only after you provide written notice to proceed by email. A brief notice not to proceed is appreciated if you choose not to move forward.
13. Versioning
These Survey Terms & Conditions may be updated periodically. Your acceptance applies to the version displayed at the time you submitted the website form.
Engineering Terms & Conditions
1. Purpose of Engineering Services
Boatman Engineering, LLC provides civil engineering design services including grading plans, drainage analysis, roadway design, ODOT bridge and roadway plans, water distribution and sewer collection design, subdivision utility plans, and DEQ submittal packages. All engineering services are performed according to applicable standards and professional engineering judgment.
2. Basis of Design
Engineering designs are based on:

Survey data provided by Boatman Engineering or others

Information supplied by the client

Applicable codes, standards, and agency requirements (ODOT, DEQ, municipal ordinances)

Engineering judgment and accepted design practices
Designs represent professional recommendations and are not guarantees of performance under all conditions.
3. Client Responsibilities
You agree to provide:

Accurate project information, including deeds, plats, utility records, and site constraints

Any required geotechnical reports or soil information

Coordination with municipalities, utilities, and regulatory agencies

Timely responses to questions, review comments, and required approvals
You also agree to notify us of any changes to project scope, layout, or regulatory requirements.
4. Regulatory Review & Revisions
Plans submitted to DEQ, ODOT, or local jurisdictions may require revisions or additional documentation. Unless stated otherwise in the proposal, revisions required by agency review are considered additional services. We will notify you of required changes and obtain written approval before performing additional work.
5. Construction Responsibility
Boatman Engineering, LLC is not responsible for:

Contractor means, methods, sequencing, or safety

Construction deviations from the plans

Field changes made without our review

Verification of construction unless contracted for construction observation or as‑built services
Contractors must follow the plans and notify us of any discrepancies before proceeding.
